Do you actually need an EPC?
EPC requirements are set separately across the four UK nations. In general, an Energy Performance Certificate is commonly required in situations such as:
- You're selling a home, an EPC must be commissioned before marketing.
- You're letting a property where the rules in that UK nation require a valid EPC.
- A new building has been constructed or converted.
- Your existing EPC has expired, they're valid for 10 years.
Rental energy efficiency rules and exemptions are not identical across England, Wales, Scotland and Northern Ireland, so check the guidance that applies in your nation before relying on a certificate for compliance.

Why can EPC prices vary across the UK?
Price mainly reflects assessor time, property complexity, travel and availability. A large detached house or complex commercial building usually takes longer than a small flat. Access difficulty, distance and urgency may also affect the final quote.
How long does an EPC assessment take?
Most domestic assessments take 30 to 90 minutes on site, depending on the size of the property. The certificate itself is usually lodged to the register and delivered within 24 hours, often the same day.
How long is an EPC valid for?
An EPC is valid for 10 years from the date it is lodged. If a valid certificate already exists for the property, you can usually reuse it rather than paying for a new one, which is exactly what the checker above helps you find out.
Do I legally need an EPC?
EPC rules are not identical across the four UK nations. A valid certificate is commonly required when a property is sold, rented or newly constructed, but the detailed requirements, exemptions, rental standards and official registers differ between England, Wales, Scotland and Northern Ireland. Is a commercial EPC different from a domestic one?
Yes. Commercial (non domestic) properties use a different method, SBEM rather than RdSAP, and require a commercial energy assessor. They generally take longer and cost more, starting from £250.
