Commercial EPCs use the SBEM methodology and are quoted on the size of the unit rather than the number of rooms.

- Up to 50m², from £250
- 50 to 100m², from £320
- 100 to 250m², from £399
- 250 to 350m², from £499

Larger units are quoted individually. Figures are guide prices for London and the M25 corridor.
What moves the price
Complexity matters more than size alone. Multiple heating zones, mixed use floors, air conditioning and unusual layouts all add assessment and modelling time. A simple open plan retail unit is quicker to model than a subdivided office of the same area.
What you need to provide
Floor plans speed the process considerably and can reduce the fee. Bring details of the heating, ventilation and lighting systems where available.
