An Energy Performance Certificate (EPC) is a standardised report that rates how energy efficient a building is, on a scale from A (highly efficient) to G (inefficient). If you’re buying, selling, letting, or building a property in the UK, an EPC is very likely a legal requirement, here’s what it covers and why it matters.
What the certificate actually measures
A qualified energy assessor visits the property and records the details that drive its energy performance: floor area and room layout, wall construction and glazing, the loft and roof insulation, the heating and hot water system, and any renewable energy features. That information is run through government approved software (RdSAP for homes, SBEM for commercial buildings) to calculate the property’s energy rating.
What’s in the report
The finished EPC shows your current energy rating and an estimated annual energy cost, alongside a set of recommendations for improving efficiency, things like upgrading insulation, switching to more efficient lighting, or replacing an old heating system. Even if you’re not planning any work, the report gives you a clear, independent snapshot of how the property performs.
Why it’s required
EPCs exist to give buyers, tenants, and owners consistent, comparable information about a property’s running costs and environmental impact. They’re a legal requirement when a property is sold, let, or newly constructed anywhere in the UK, and rental properties in England and Wales must currently meet a minimum EPC band (band E) before they can be let to new tenants.
Who can produce one
Only an accredited domestic or commercial energy assessor can legally produce a valid EPC. Once complete, the certificate is lodged to the official national register, making it valid and publicly searchable, solicitors, letting agents, and tenants can all verify it exists.
