An Energy Performance Certificate is valid for 10 years from the date it’s lodged to the official register, regardless of how many times the property changes hands or tenants during that period.

Do you need a new one for every sale or letting?

Not necessarily. If a property already has a valid, in date EPC on the national register, that certificate can usually be reused for a new sale or tenancy, there’s no need to commission a fresh assessment just because the property is changing owners. You only need a new EPC if the existing one has expired, or if it was never lodged in the first place.

When it makes sense to renew early

Even within the 10 year window, some property owners choose to get a new EPC sooner, typically after significant energy efficiency improvements such as new insulation, double or triple glazing, or a replacement heating system. A refreshed certificate accurately reflects the upgrade and can improve the property’s rating, which matters if you’re close to a minimum standard threshold for letting.

Checking if a property already has one

Every valid EPC is lodged to the official national register and is publicly searchable, so it’s worth checking before booking a new assessment. If you already know the property has a current certificate, you can save the cost entirely.

What happens when it expires

Once an EPC passes its 10 year expiry, it’s no longer valid for a sale, letting, or other legal purpose, and a new assessment is required before the property can be marketed again.
